Manly - Coastal Strata Remedial Upgrade

Comprehensive remedial works to a four storey coastal strata building, including balcony reconstruction, façade repairs, structural upgrades, fire rated window replacement and drainage renewal. Delivered in an occupied environment, restoring compliance, durability and long term performance.

Project Highlights

Extensive remedial and structural building works were delivered at this four-storey coastal strata building, addressing long-standing waterproofing failures, structural deterioration and drainage deficiencies.

The eastern balconies underwent full reconstruction, including demolition of existing tiles, screeds and failed membrane systems, construction of new reinforced concrete perimeter hobs, installation of compliant waterproofing systems in accordance with AS4654.2, and upgraded overflow drainage provisions. New balustrades were installed with carefully detailed membrane terminations to ensure long-term durability in the harsh marine environment.

Cavity flashing replacement was undertaken to all affected façade walls adjoining the balcony areas. This required selective brick removal using a controlled hit-and-miss methodology, cavity cleaning, installation of new compliant flashing integrated with the balcony waterproofing system, and full brickwork reinstatement to match existing. Associated remedial works included brick repointing, lintel replacement and stack work rectification to eliminate moisture ingress pathways.

The southern walkway was completely replaced with a new structural steel access system incorporating engineered steel stairs and landings, designed to improve load capacity, durability and compliance. Protective coating systems were applied to all new steelwork to suit the exposed coastal conditions.

An existing timber balcony was demolished and reconstructed using a steel-framed structure with reinforced concrete flooring and new compliant balustrades, significantly enhancing structural performance and long-term serviceability.

The majority of existing windows were removed and replaced with new compliant fire-rated window systems to meet current fire safety and regulatory requirements. Installation included upgraded framing, perimeter fire-stopping, compliant flashings and integration with surrounding façade elements to maintain both fire integrity and weatherproof performance.

Roof replacement works were undertaken in conjunction with full stormwater upgrades, including new gutters, downpipes and improved drainage connections to ensure compliant discharge and increased hydraulic capacity across the building.

Additional works included balcony door upgrades, construction of a new retaining wall and entry slab, and complete external façade painting including protective steel coatings.

All works were carefully staged within an occupied building environment, requiring detailed access planning, structural sequencing and strict quality control processes. The completed project delivered a fully integrated structural, fire safety and building envelope upgrade, extending the service life of the asset while enhancing compliance, safety and long-term durability.
