
Lakemba - Multi-Residential Remedial and Compliance Upgrade
Comprehensive remedial works were undertaken at a multi-residential strata property in Lakemba, addressing roof deterioration, inadequate stormwater management, ageing balcony waterproofing systems and non-compliant balustrade elements.
Roof repair works involved selective removal of deteriorated roofing sections and rectification of structural framing where required. Particular attention was given to junction detailing, penetrations and termination points to ensure weatherproof continuity and long-term durability. A new guttering and stormwater collection system was installed to improve hydraulic performance, eliminate overflow issues and ensure compliant discharge away from the building envelope.
As part of the upgrade, the mains electrical supply was relocated to improve compliance, safety and serviceability. This required coordinated isolation procedures, new containment pathways and reinstatement works to ensure minimal disruption to residents while maintaining regulatory compliance.
Balcony upgrades formed a significant component of the project. Existing tiles, screeds and failed membrane systems were removed, with substrates mechanically prepared and regraded to achieve compliant falls. New waterproofing systems were installed incorporating bond breakers, upturns and detailed treatment at penetrations and thresholds. Following flood testing, balconies were retiled and reinstated.
Outdated balustrades were removed and replaced with new compliant systems designed to meet current safety standards while improving overall presentation and structural performance.
Bathroom upgrades were also completed within affected units. Wet areas were stripped back to structural substrate where required, with rectification of falls, installation of compliant waterproofing systems and full reinstatement including new screeds, tiling and fixtures.
Works were staged within an occupied building, requiring detailed planning, controlled demolition and strict site management protocols. The outcome delivered a fully integrated remedial upgrade addressing water ingress, safety compliance and long-term building performance, significantly enhancing both durability and asset value.
