Cronulla - Coastal Balcony and Waterproofing Rectification

Completed balcony rectification across 12 units, addressing water ingress and façade deterioration. Works included full re-waterproofing, cavity flashings, drainage upgrades and bathroom rebuilds, restoring performance and durability in a high-exposure coastal environment.

Project Highlights

Balcony rectification works were carried out across 12 residential units within the strata complex. The project addressed long-term water ingress, membrane failure and façade deterioration in a high-exposure coastal environment.

The works involved removal of defective balcony finishes, installation of new compliant cavity flashings to balcony perimeters, and reconstruction of affected masonry. Brickwork was carefully opened to introduce new flashings with pressure seal detailing and compliant weepholes to prevent moisture tracking into internal wall cavities. All detailing was completed in accordance with NCC requirements and relevant Australian Standards to ensure long-term durability in a marine setting.

Each balcony was fully stripped and re-waterproofed, including removal of existing membranes and screeds, mechanical preparation of substrates, and installation of new compliant waterproofing systems with correct terminations and bond breakers. Following flood testing, balconies were retiled with compliant falls to outlets to improve drainage performance and long-term serviceability.

Planter boxes were also stripped and re-waterproofed, incorporating new membrane systems, protection layers and improved drainage detailing to eliminate moisture migration into adjoining structures. Stormwater drainage was upgraded concurrently, including modifications to outlets and pipework to improve discharge capacity and eliminate ponding and backflow issues contributing to previous failures.

Associated internal works included full bathroom reconstructions to affected units where water ingress had caused substrate damage. Bathrooms were stripped back to structure, rectified and rebuilt with compliant waterproofing systems, new screeds, tiling and fixtures to restore functionality and internal amenity.

Works were staged within an occupied coastal building, with strict protection measures implemented to manage access, dust and environmental exposure. The result was a comprehensive remedial upgrade addressing both external moisture pathways and internal water damage while extending the service life of the building envelope.
