
Balgownie - Balcony Waterproofing Defect Rectification
We were engaged to undertake major defect rectification works to a multi-unit residential development in Balgownie under an ICare HBCF warranty claim . The works addressed widespread balcony waterproofing failures affecting multiple units, where
ineffective membrane detailing, blocked weep holes and non-compliant threshold flashing had resulted in water ingress, elevated moisture readings and deterioration of soffits and timber trim.
Our scope included full strip-out of balcony finishes, replacement of substrates, installation of compliant waterproofing systems, new cavity flashings, overflow provisions and reinstatement of tiles, balustrades and façade elements.
We also rectified non-compliant box gutter installations above the balconies, where overflow provisions had been omitted. This required removal of roof sheeting and parapet linings, installation of new box gutters with compliant sump and overflow systems, upgraded flashings, and reinstatement of affected cladding and finishes. All damaged soffits, linings and external surfaces were repaired and repainted, restoring the building envelope and ensuring long-term weatherproof performance.
